What apartment services can you offer clients?I can find you the best deal on the specific location you would like your apartment to be in. Are you curious about the pros and cons of specific regions of town? Want to know if convenient shopping or a bus route is near? Ask me these and other similar questions…I can tell you the answers. Where do you specialize? What's your best location for apartments?Sometimes I'm asked what area of town I know best. To this I answer the truth. I've been doing this so long I am very familiar with all the areas of town, however due to the value of certain areas of town such as the Arboretum, Southwest, and Northwest Austin many of my clients end up preferring these regions so I do more business there than other areas. What are the top things I should be aware of when moving or when relocating to Austin?Most properties will provide you with all the information you need to hook up your utilities such as gas, electricity, cable options, high-speed Internet options, etc. Some will even transfer the utilities over for you. Lots of my clients, depending on what area of the country they are moving from, don't realize that gas cooking can be very hard to come by in Austin. So if that's something that is important to you let me know up front, as it can limit your options. Finding a good moving company can be challenging, that's why I have a couple of local companies I refer my clients to that I know will take care of them Austin is a relatively small town, and many people who are new to Austin are worried about commute times. In reality, you can get from one side of Austin to the other in little over 30 minutes with no traffic. When in rush hour traffic, it could take up to one hour. I'm new to Austin, how can you help me?I know what the advantages and disadvantages that the different areas of Austin provide, and can help direct you to the right Austin apartment located in the area that offers those things that are most important to you.
I can answer these and many more questions like them. How do I know your not trying to force me into a certain apartment?My new clients sometimes ask me this question. The answer lies in my past clients. You don't survive being in Austin real estate for years without referrals from you past clients, and I wouldn't have a large portion of my business from referrals from past clients if I were only interested in forcing them into apartments that didn't fit their needs! What is the process of working with you? How do you operate?We start by you contacting me, preferably by phone, or through my Austin Apartment Search Form. Once I have an understanding of where you want to live, what you’re looking for, and a little about yourself, I will come up with a list of apartments I think fit your style and needs. We will go visit the properties. With most clients, you will find an apartment with the first day of apartment looking. Will you be available when I need you? What are your hours? How hard will you work for me?I'm available all the hours the properties are open, typically from 9-6pm CST. I usually take Sundays off but am willing to assist someone on those days if it's the only day of the week that will work for him or her. I work my hardest because I want you to be happy. Many of my past customers become repeat customer and/or refer me to their friend. If your not happy, this will not happen. Do I need you? Why would I need a locator when I can just pick up the Apartments Rental Guide book and do everything myself?I guess the honest answer is you do not need me. However, if you value your time and don't want to waste money on an apartment that isn't worth it, then you definitely need my services. The fact is my services are completely free to you and don't take much of your time. If for some reason you decide my apartment service is not worth it, what have you lost? Some people may think they can just pick up the apartment guide and they have a database right in front of them. Well the unfortunately fact of the matter is that the prices in the Apartment Guide are extremely inaccurate, the pictures can be very misleading, and it represents only a small fraction of the properties in Austin. Many of the really good deals aren't even advertised in it because they don't need to! I need an apartment in 5 days. Can you help me now?You've come to the right person! I've been known to find someone a killer deal on an Austin Apartment, get them approved, and moved in, all in the same day! Most Austin apartments take up to 7 days to get someone approved, but I can often pull some strings and get you approved quick! :) It also helps to know what properties can do fast approvals. Can you help me find a roommate?No, I’m sorry. I do not get involved in that area. Can you help me find a place to live for 1 or 2 months?No, the shortest lease term that I can really help someone with is 3 months. Anything shorter and you are going to have to end up staying in a hotel or extended stay. Short-term leases (less than 6 months) are really hard to come by. Properties do not like doing short-term leases because of the expense in getting the apartment ready. However, I do have properties that will do it, just know that they frequently charge a premium for a short-term lease. Do you know any tips for getting a great deal on apartments? Do you have ideas on how to get the cheapest rate?The best way to find out who is running the good deals is to contact me. One of the things I look at is simple supply and demand. When an Austin apartment community has an above average number of vacancies coming up, they will typically slash their prices for a very short period of time until they get those vacancies up to a more normal level. Those not in the industry are typically not privy to this information, but I able to get that kind of information. When I'm doing research for one of my clients, I look for those Austin apartments that have an above average number of vacancies, because that can lead to awesome deals.
